Define scope clearly

Write down exactly what is included and excluded (electrical, plumbing, built-ins, appliances, loose furniture). Clear scope prevents budget creep and misunderstandings.

Set budget + contingency

Set a target budget and keep a contingency for on-site surprises. A 10–15% buffer is a practical starting point for condo renovations.

English contract & terms

A good contract should clearly state scope, materials/specs, timeline, payment milestones, and warranty—especially important for expats who need English documentation.

Timeline + inspection points

Define inspection checkpoints (before ceilings/walls are closed, before tiling, before final painting). It’s cheaper to fix early than redo later.

Verifiable specs & materials

Ask for verifiable specs (brand, model, grade) and physical samples so what gets installed matches what you approved.

Handover & warranty

Prepare a snag list, collect warranty documents, and keep photos of hidden works (wiring/plumbing) for easier maintenance later.
